SBEM & DSM Calculations
UK Building Regulations require a SBEM calculation to be carried out for all new build commercial properties as well as conversions and some extensions. They are also required for existing buildings being sold or let out as their output is used to produce an Energy Performance Certificate (EPC)
RJ Energy are approved assessors for Level 3, 4 & 5 properties
SBEM calculations are used to determine thermal performance of all commercial properties. An Energy Performance Certificate (EPC) is generated using the outputs from the calculation. For new build properties a BRUKL Report can be issued to show compliance with UK Building Regulations.
Properties are modelled to ensure compliance with UK Building Regulations and to determine carbon emissions. More detailed analysis can be undertaken when upgrading the assessment to dynamic simulation modelling (DSM) which allows us to model more detailed ventilation strategies and solar shading.
We use Design Builder software for all of our SBEM/DSM calculations which ensures very accurate results which can be modelled in significantly more detail in the future if required.
SBEM or DSM
Most properties will fall under level 3 and 4 calculations however some buildings are deemed too complex to be assessed under SBEM. These are classed as Level 5 and require Dynamic Simulation Modelling to be undertaken. The criteria for a property to require a DSM assessment are one or more of the following:
Ventilation with enhanced thermal coupling to the structure
Automatic blind control
DSM can however be used to model level 3 or 4 properties and often results in a better performing building due to the more accurate nature of the calculation.
